Morelia, Mexico

Morelia is a historic city in the highlands of Mexico approximately 125 miles (200 kms) west of Mexico City. City building codes specify that all new construction must be in keeping with its colonial patrimony, so the city’s unique character is protected, recognized and celebrated.

Choosing a house in Morelia can be a difficult task as a wide array of options is available to choose from. Colonial houses downtown, more recently built residential homes, and gated communities in the outskirts of the city are among those available. Morelia remains a city with a relatively low foreign population so many terrific buying opportunities remain.

Colonial houses vary enormously depending on the size, location and construction styles. Grand colonial houses (with five rooms or more) can range from US$300,000 to $800,000 or more. Others, smaller in size but still with the characteristic colonial style (say, a three-bedroom), can go for between US$100,000 and $200,000.

Morelia has been successful in ensuring that only homes built in the traditional style are built within the downtown area. Thus one can get new homes for remarkably reasonable prices, from roughly US$75,000 up to $200,000. The further one gets from the downtown area, the more affordable and available housing will be. There are even occasional true bargains at around US$40,000 moving up to $300,000 or more.
